What does
Legal Reserve mean?

Those who do not have the Legal Reserve at the minimum necessary percentile on the property may regularize it by means of:

I – Legal Reserve recomposition;
II – Vegetation natural regeneration in the Legal Reserve area;
III – Legal Reserve compensation.

The Legal Reserve Compensation allows regularizing your property keeping the productive area.

SAME OWNERSHIP
PRIVATE AREA PURCHASE

• Single Payment (R$/hectare)

• Areas must be equivalent, be in the same biome, and, preferably, in the same State

• The legal reserve will be perpetually annotated in the property’s registration with deficit

• Buyer is responsible for area maintenance

• There is the addition of the area to be compensated regarding the reserve of the real estate being purchased

• Necessary to perform dismemberment and documents originating from bookkeeping of the new registration



SAME OWNERSHIP
PRIVATE AREA PURCHASE

• Single payment(R$/hectare)

• Areas must be equivalent, be in the same biome, and, preferably, in the same State

• The legal reserve will be perpetually annotated in the property’s registration with deficit

• The relevant environmental body is responsible for maintaining the native vegetation area, once the area is donated for purposes of legal reserve compensation

• There is no addition of the area to be compensated regarding the reserve of the real estate being purchased

• Necessary to perform dismemberment and documents originating from bookkeeping of the new registration

• Conservation units may be Municipal, State, or Federal ones



ENVIRONMENTAL
SERVITUDE LEASE

• Annual payment (R$/hectare/year)

• Areas must be equivalent, be in the same biome, and, preferably, in the same State

• The legal reserve shall be linked to the property’s registration with deficit within the lease term, minimum of 15 years

• Lessor (owner) is responsible for Environmental Servitude maintenance

• There is no addition to the area to be compensated

• Environmental Servitude and Contract must be annotated in the real estate registration

• After the term is over, it is necessary to renew the area contracting or carry out new rental in another estate



ENVIRONMENTAL RESERVE
QUOTA ACQUISITION (CRA)

• Available in MS only

• Single payment(R$/hectare)

• Areas must be equivalent, be in the same biome, and, preferably, in the same State

• The legal reserve will be perpetually annotated in the property’s registration with deficit

• Seller is responsible for area maintenance

• There is no addition to the area to be compensated

• Environmental Reserve Quota and Contract must be annotated in the property’s registration

• Not necessary to perform dismemberment and documents originating from bookkeeping of the new registration
